We are here to work with Practices and PCTs to overcome problems that are common with existing premises in the Primary Care Sector.
Existing premises may be too small, too old and in need of updating, or a partner wishing to leave/retire may be having difficulties relinquishing their assets/responsibilities.
PHCC could have a solution to this by way of either a New Build development or a Purchase and Leaseback.
PHCC can also assist PCTs who are experiencing difficulties with the funding of schemes within their locality as well as with their own portfolio. PHCC has an innovative solution to this which we would be happy to discuss with you.
For working with you on any of the above, PHCC do not charge a fee.
New Build
Whilst encouraging all parties to take an active interest and to participate in the design stage of their new building, the extent of our prospective tenants' involvement is entirely at their discretion.
PHCC will be
responsible for all aspects of the development from the initial instruction through to
Practical Completion, which will include the likes of site finding and surveys, design,
Local Authority approval, rental negotiations, site purchase, construction and fit out.
The design will be worked up in liaison with our full Professional team who are on board from the outset.
The new premises will be constructed to a high quality whilst ensuring low maintenance and with particular attention being given to security.
Purchase & Leaseback
If this is of
interest to you, in the first instance we ask you to complete a short questionnaire for
our consideration in liaison with our Specialist Surveyor.
Subject to the information provided, we would then look to arrange a meeting with you in order to view the premises and subsequently commence discussions regarding a suitable purchase price and the terms of the Lease.
At the time of progressing the Purchase & Leaseback PHCC would also be able to consider improvements to the existing premises by way of an extension and or refurbishment works.

PHCC are also able to offer a Premises Management Facility which can be tailor-made to suit your requirements.
